Direct Mortgage Fund
The Direct Mortgage Fund provides Wholesale Investors with the exclusive opportunity to invest in a range of individual loans and mortgages secured by real property (Mortgage Investments) that may not otherwise be available to individual Investors.

Each Mortgage Investment is offered to Investors through a separate managed investment scheme known as a Sub-Scheme. Each Sub-Scheme is a loan to a borrower and has its own Investors and holds separate and distinct assets and security from each other Sub-Scheme.
Mortgage Investments are for a fixed term of between three (3) months and twenty-four (24) months secured by real property within Australia.
Mortgage Investments offered through separate Sub-Schemes are only made available to Wholesale Investors and members of the Direct Mortgage Fund.
Mortgages are assessed and approved by Vertex in accordance with its credit policy before being offered to members of the Direct Mortgage Fund. Members will receive a Syndicate Information Memorandum for specific Sub-Schemes and can then apply to invest in specific Mortgage Investments of their choice.
Investor funds are invested only on mortgage securities in Australia and do not exceed the LVR detailed in the Syndicate Information Memorandum specific to each Sub-Scheme.
Members decide which Sub-Schemes to invest in.
Investors have rights to receive income or capital distributions in relation to the Mortgage Investment in the Sub-Scheme in which they are an Investor. Income and capital distributions are proportionate to their share of the total amount contributed to the Mortgage Investment in the Sub-Scheme selected.
The Direct Mortgage Fund is NOT a pooled mortgage fund.
